Our Services & Fees - Clear Support for Buyers & Sellers

We offer flexible support based on where you're at in the buying or selling journey. 

Here's how we work:

Vendor Advocacy (Always Free)

Fee: $0 – Paid via agent commission split. 

Best for: Melbourne sellers who want expert oversight without paying extra


What's Included:

  • Help selecting the right agent and setting up your campaign
  • Advice on commission, fees, marketing strategy and value adds
  • Hands-on campaign monitoring from listing to sale
  • Direct communication with the agent (so you don't have to chase)
  • Regular vendor updates and negotiation guidance


Note: We work solely for you - not the agent. You don't pay us a cent, but you gain an expert in your corner.

Buyer Advocacy (Full Service)

Fee: 1.5% + GST of purchase price (Min $10,000 + GST)

Best for: Buyers who want expert support from first search to settlement


What's Included:

  • Full property sourcing - including off-market access
  • Shortlisting, inspections and strategy advice
  • Price evaluation, suburb data and due diligence
  • Negotiation or auction bidding on your behalf
  • Guidance through contracts, conditions and settlement


Note: Ideal if you're time-poor, unsure who to trust, or simply want to buy smart without second-guessing.


Negotiation Only

Fee: $5,000 + GST 

Only payable if we successfully secure the property - whether by private sale, pre-auction offer, at auction, or post-auction negotiation.


If the property goes to auction and is not secured, a reduced fee of $795 + GST applies (our standard Auction Bidding fee).


Best for: Buyers who've found a property and want expert help to secure it - before, during, or after auction.


What's Included:

  • Strategic advice and price guidance
  • All communication with the selling agent
  • Offer negotiation and contract coordination
  • Auction representation if required
  • Post-auction negotiation support
  • Personal representation through to outcome


Note: This service applies whether the Melbourne property is available via private sale, pre-auction offer, auction, or post-auction negotiation.  


If negotiations have commenced and the property then proceeds to auction:

  • If the property is not secured, the $795 + GST Auction Bidding Only fee replaces the full Negotiation fee.  
  • If the property is secured - whether at auction, immediately after, or at any other stage - the $5000 + GST Negotiation Only fee applies.  

Auction Bidding Only

Fee: $795 + GST (charged regardless of outcome)

Best for: Buyers bidding at auction who want a sharp experienced negotiator representing them on the day. 


What's Included:

  • Pre-auction strategy call or in-person meet-up
  • Reserve price planning
  • On-the-day bidding representation
  • Clear communication with the agent
  • Confident, stress-free bidding


Note: If you originally engaged us for Negotiation Only and the property proceeds to auction without being secured beforehand:

  • If you're unsuccessful at auction, the $795 + GST Auction Bidding fee applies instead of the full Negotiation fee. 
  • If you're successful at auction or immediately after, the $5000 + GST Negotiation fee applies as originally agreed.

Specialist Services

Auctioneer Service

Fee: $795 + GST (external bookings only)

Included free when we're acting as your vendor advocate.


Best for: Sellers and real estate agents who want a confident, licensed auctioneer that works to maximise value, not just clear the reserve. 


With over 500 auctions under Tim's belt, you're in expert hands. We bring deep market knowledge, emotional control and a focus on the best possible result for you. 

Strategy Call

Pick Our Brains Before You Commit

Fee: $395 + GST (rebated if you move ahead with any full service)

Best for: Buyers who what clarity, confidence or a second opinion. In this 45-minute session, we'll unpack your goals, flag red flags and map out your best move.
